NuDAWN aims to attract Impact Investments, an increasingly important financial tool that seeks to leverage private, funds or/and governmental contribution (Land) to address the world’s critical social housing development challenges. The movement is gaining more recognition as a promising, sustainable means of achieving both financial and social impact goals.

NuDAWN is always seeking to provide investors with an opportunity to gain exposure to sustainable affordable real estate developments, with the objective of achieving attractive yet providing social impact for the end clients.

NuDAWN focuses on partnering with land owners of prime locations allocated for sustainable affordable housing projects along with marketing strategies and the rights to pre-sales of at least 30% of its projects prior to starting construction as to mitigate the risks, reducing the capital requirements and significantly enhancing the return on investment.

NuDAWN Efficiency and Diversification:

NuDAWN through its strategic financial advisors, conducts a standardized structure for sourcing, KPI forecasting (valuation, profit margin, ROI, IRR) reviewing, structuring, feasibility study, risk management, sensitivity and scenario analysis managing and marketing real estate transactions increases efficiency and competitive advantage.

NuDAWN’s investors will also be able to diversify their risk by investing in several projects through a SPC established for the project in hand enabling the company to have a better leverage with banks and financial institutions to get preferential financing terms.

Project Conceptualization:

We design to meet current dynamic changes so that we can plan for the future as much as the present. Our work ranges in scale from the concept design to the detailed design,   interior design and architecture of the complete house, landscaping, to the entire master planning including EPQS (Estimation, Planning and Quantity Survey) and construction management, all with budgets extending from low-cost to mid-range.

 

 

NuDAWN’s methodology of approach is in working closely with local partners (Public/Private) that shall provide the following insights:

  • An analysis of the housing situation as it relates to the housing supply conditions and demand for housing.
  • The legal and regulatory environment for delivery and access to housing.
  • Existing Government policies pertaining to housing.
  • A justification for Government’s proposed intervention through a free contribution of land in the area of affordable sustainable housing.
  • The elements of the proposed investment framework involving the Governments and our corporate interest including permits processing and facilitation of all legal paperwork.
  • Exemption on governmental taxes, VAT and import duties on imported material for the project.
  • Securing competitive mortgage rates from mortgage finance entities to end-buyers’ lists registered in the housing program.
